What is the maximum number of individuals allowed to reside in an apartment?

The maximum number of occupants is two per bedroom – that’s two occupants for a one-bedroom apartment, and four occupants for a two-bedroom.


Why is renter’s insurance important?

Because Royal Orleans is not liable for any damage to, destruction of, or loss of any personal property located or stored anywhere on the property regardless of the cause of such damage, each resident should secure liability insurance AND contents insurance to protect all personal property against loss resulting from theft, fire, storm and other hazards and casualties.


Are pets allowed?

Not without the prior written consent of Royal Orleans. No animals, birds, or pets of any kind are allowed on the property at any time without prior express, written consent from Royal Orleans, which shall be documented in a separate Pet Agreement. The additional monthly rent for any pet that may (in Royal Orleans’ sole discretion) be allowed on the property is $15.00 each. All dogs and cats must be vaccinated for rabies and licensed annually or triennially with Charlotte-Mecklenburg (www.petdata.com 877.835.8523). No aggressive breeds allowed.


May I install a satellite?

No satellite may be installed without prior written permission from Royal Orleans.


What type of notice is required before vacating an apartment?

A written notice of termination (i.e. notice to vacate) must be provided to Royal Orleans at least 30 days prior to the end of the initial rental term or at least 30 days prior to the end of any month-to-month term.


What is the due date for monthly rent?

Monthly rent is due on or before the first calendar day of each month.


Is there a late payment penalty?

Rent paid after the 5th of the month is subject to a late fee of $15.00 or 5% of the total monthly rent, whichever is higher.


Is there a penalty for a returned check?

Any payment by check that is returned by a financial institution for any reason, such as insufficient funds, is subject to a returned check fee of $25.00 (or the maximum allowed by law, pursuant to N.C.G.S. § 25-3-506).
